VALLEY VIEW VILLAGE
The Valley View Village contains 118 Residential Living cottages. There are 112 duplex style and 6 single unit styles. Four different styles of cottages are offered on our 31 acre campus, ranging in size from 990 square feet in the A units, up to 1,150 square feet of living space in our D unit. Most of the units have two bedrooms, one bath and a one car garage. Our D style cottages offer two baths, along with two bedrooms and the one car garage.

These brick cottages are affordably priced with low monthly fees. Appliances and your choice of floor coverings are included.

Admission to The Village at Valley View requires applicants to be at least 60 years of age before applying. If a married couple applies, one of the two must be at least 60 years of age. Co-applicants under the age of 60 may be required to pay an additional entrance fee. A waiting list does exist for residency in our Village.

Other amenities available to our cottage residents include a Chapel, Community Center, personal mailboxes, Café, Beauty and Barber Shop services, gardens, notary services and exercise classes to name a few.

MALTA HOME VILLAGE
Malta Home Retirement Community is in the process of developing and expanding its Residential Cottage Living Campus. There are currently fifteen cottage units on campus with the potential to add approximately 20 more Cottage units on “Red Cross Drive”.

The cottages are constructed with the needs and wants of today’s seniors first and foremost. Amenities such as 1½ baths, air conditioning, walk-in shower units, wheelchair accessible interior doors and laundry rooms are being incorporated into these floor plans. Affordability and functionality are also important factors that are being focused upon in the planning and construction phases. These units will also feature two bedrooms with an oversized one car garage. Your choice of floor coverings and appliance upgrades are important owner options. The entrance fee for these residential units ranges from $74,000 to $101,000 depending on style. The monthly service fees will be from $293 to $311 depending on style which includes most services with the exception of the monthly electric, phone and cable costs. To view the rate sheet, click here.

Services provided as part of your Village monthly fee include lawn, shrubbery and tree care, pest and rodent control, water and sewer, trash and snow removal, real estate taxes, insurance on the dwelling and grounds, maintenance and repair of your cottage home and appliance and Notary public service.

At both campuses, some amenities are available for an additional fee such as meal delivery service to your cottage as well as transportation for appointments, groceries and other shopping needs.

**Pets Will Be Allowed In Cottages At Malta Campus With Certain Restrictions**

Valley View and Malta Cottage Application Fee Changes
Effective immediately, the Cottage Application Fee for both Valley View Retirement Community and Malta Home Retirement Community will be $500 which allows the party on the Waiting List for either/both campuses. A $400 credit will be applied towards the Cottage Entrance Fee upon acceptance of a cottage when contacted and a contract is signed. The remaining $100 will be used for application approval and processing fees and is non- refundable. All applications received after Monday, October 15, 2007 will be treated as applications under this new policy. This $500 fee does not apply to parties already approved and on the current Cottage Waiting List.

VVRC and MHRC Waiting List Contact Procedures
A new procedure will be implemented immediately when contacting applicants on the Village Waiting Lists.

a. If a party is contacted for the style cottage that they prefer and they decline, they will then be placed on the “Inactive List.”

b. When the party is ready to accept a cottage, they can be reinstated to the “Active List” by simply calling VVRC and/or MHRC and requesting reinstatement. The party will be placed back on the “Active List” in sequence according to their application approval date.

c. A reminder will be sent to the party when they refuse a cottage offer notifying them that they will be placed on the “Inactive List” and they will need to contact VVRC and/or MHRC to be reinstated to active status.

We hope these two new policies help streamline the Waiting List contact procedures while also attracting serious cottage applicants to become future residents on our VVRC and MHRC campuses.
